Project Overview

LEXINGTON, KY. Turner Development faced a conundrum encountered by many developers. A difficult site and a tight timeline for a committed tenant was jeopardizing what would be a big development success for owners Ron and Troy Turner. Having worked with Bristol Group in the past, the Turners had confidence that Bristol Group’s design-precast-build approach could provide the solution they needed. After addressing the complexities of the chosen site, Bristol Group went to work on building design, engineering and precast production. Within 30 days, the site issue complications were addressed and the project was back on schedule. The 38,000 SF building was ready in plenty of time for the new tenant, and Turner Development is working with Bristol Group on another comparable project in 2020.

This flex space building needed to be designed and constructed as quickly as possible to allow the owner’s tenant to move in. The project had a difficult site with unsuitable soils that could have compromised the schedule.

To accommodate the tight schedule and site issues, Bristol Group proposed a load-bearing precast structure. This allowed wall panel fabrication to get underway while site work was completed. Bristol deployed in-house labor to ensure foundations were installed as soon as possible and erected panels shortly thereafter.

Introducing precast to the project streamlined the construction process and allowed the project to maintain its schedule and meet the tenant’s requirements.
